What is your philosophy regarding tenant collections and evictions?

We think it is extremely important to “train” your tenants to pay on time. We file statutory notices as soon as legally possible once a tenant is a few days late without exception. We can always withdraw the filing later. Once tenants realize we are serious about this, they usually pay promptly. We never allow our tenants to get behind schedule without doing something about it.
